Alberta Surges Ahead in Builders Capital Lending Strategy

Strategic Shift Toward Alberta

In a strategic pivot reflecting market realities, Builders Capital Mortgage Corp. has significantly increased its exposure to the Alberta housing market. As of March 31, 2025, a notable 79% of the company’s loan portfolio is now invested in Alberta properties, up from just 42% a year earlier.

This move underscores Builders Capital’s adaptive strategy in response to shifting economic conditions and regional housing dynamics.

Why Alberta?

Alberta's relative affordability, compared to markets like British Columbia, makes it an attractive location for both homebuyers and investors. Migration from more expensive provinces has continued to rise, tightening rental markets and stimulating demand for new housing.

With a rental vacancy rate of just 2.1%, Alberta presents a robust environment for residential construction, especially in entry-level and mid-market segments.

Lending Focus

Builders Capital’s lending strategy is laser-focused on short-term, course-of-construction mortgages for residential wood-frame builds. These loans are well-suited to Alberta’s active development landscape, where new homes are being constructed rapidly to meet demand.

By aligning its portfolio with this trend, Builders Capital ensures that its investments are profitable and lower-risk, backed by real demand.

Why Not British Columbia?

The pivot away from British Columbia is a calculated decision based on declining market conditions. In the Lower Mainland, the company has noted falling sales activity, rising construction costs, and increased enforcement actions on delinquent loans.

Builders Capital is proactively redirecting underwriting efforts to jurisdictions with stronger economic fundamentals.

Risk Management

To manage risk, Builders Capital has increased its loan loss provisions and tightened underwriting criteria. The firm monitors market conditions closely to respond quickly to changes.

The presence of strong safeguards—like conservative loan-to-value (LTV) targets—supports its risk management approach.

Future Outlook

In Alberta, Builders Capital sees continued opportunity for growth. While construction costs are rising, profitability is not yet fundamentally threatened. The firm watches carefully for cost escalations in labor and materials.

Increasing concentration in Alberta supports the goal of portfolio stability and shareholder returns.

As 2025 unfolds, Builders Capital’s regional strategy appears well-calibrated, with disciplined lending, strong oversight, and a focus on high-potential markets.
